A roof inspection in Dallas ends with an independent roofer's photos and written findings, then a scope and price in writing if work is needed. You send us the address and what you noticed. We confirm that a roofer covers it, then introduce you.

Waiting for someone to look at the roof is the hard part.

Dallas Roof Works is a referral service. We aren't the roofer. An independent roofer does the inspection and puts what they find in writing.

Request a roof inspection or call (737) 530-8330.

What you receive

  1. Photos of what the roofer found on your roof.
  2. The findings in writing, in plain words.
  3. The roofer's recommendation: nothing yet, a repair, or a replacement.
  4. A scope and price in writing, if work is needed.

The roofer also supplies their certificate of insurance, scope, price and any warranty terms in writing. Ask for all of it before you authorize work.

How to request one

  1. Send the address, what you noticed, and when it started. Ground-level photos help.
  2. We confirm that a roofer covers your address before any introduction.
  3. The roofer sets the visit with you.

Our partner contacts you within 24 to 48 hours of your request.

Roof inspection near me

We handle requests across DFW. Coverage depends on the address, so we check it instead of guessing from a city name. Put your address in the request and we confirm a roofer covers it before anyone is introduced.

Hail damage roof inspection in Dallas

Hail marks you can see don't tell you whether the roof needs a repair or a replacement. An inspection does.

Stay on the ground. Don't climb up to look; the fall is worse than the leak. Until the roofer visits:

  1. Photograph the roof and yard from the ground, with the date on each.
  2. Write down the date of the storm and any hail on cars, fences or the lawn.
  3. Photograph ceiling stains inside as they change.
  4. Keep receipts for temporary fixes, such as a tarp.

You file the claim, and your insurer decides how your policy applies. A roofer can tell you what they see. Texas law says a contractor may not act as a public adjuster or advertise to adjust claims on a property they work on or could work on (Tex. Ins. Code 4102.163). A pitch to "cover your deductible" is a red flag. Texas makes it a Class B misdemeanor (Tex. Bus. & Com. Code 27.02).

Roof inspection before buying a house in Dallas

If a home inspection flags the roof, or you want a closer look before you close, request a roofer's inspection of that address. Put your closing date in the request so the roofer knows your deadline.

You get the same photos and written findings, and you can show them to your agent. You'll need access to the property, so line that up with your agent first.

What does a roof inspection cost in Dallas?

The independent roofer names the price. Ask for it in writing before you agree to the visit.

We do not post prices. The price depends on the roof and the property, so the roofer quotes it for your address.

What the findings are for

The findings give you facts to bring to three people. Your insurer decides coverage. The installer or manufacturer sets warranty terms. The roofer sets the price.

Questions to ask any roofer

  1. Can I have a current certificate of insurance?
  2. Will you put your findings and photos in writing?
  3. Will you put the scope and price in writing?
  4. Who issues any warranty, and will it be in writing?

Texas has no statewide roofing license, so the word "licensed" doesn't settle much. Ask for the documents instead (TDLR program list).

When you may not need one yet

If nothing is leaking and you can't see damage from the ground, you may not need a roofer yet. Keep dated photos of the roof as it looks today.

If there's a ceiling stain, trace its edge in pencil and look again after the next hard rain. If the line moved, send us a photo with your request.

Questions Dallas homeowners ask

What is included in a roof inspection?
You receive photos, written findings, and the roofer's recommendation. If work is needed, you also get a scope and price in writing.

Does a roof pass or fail?
No. You get photos and written findings about the roof as it is today, and what the roofer recommends next.

How do I schedule an inspection in Dallas?
Send a request with your address and what you noticed. We confirm coverage, then introduce you to a roofer who sets the visit with you.

Will the inspection tell me if insurance will pay?
No. Your insurer decides that. Bring your dated photos and the roofer's written findings to that conversation.
